Robert Goetsch called the meeting to order at 7:00 pm.
Martin Fitzgerald moved, and Glenn McKee seconded a motion to approve the 12/27/2007 minutes as written.

Robert Goetsch reviewed the original request for an addition to a legal non-conforming structure. A 60 sq. ft. raised walkway is proposed for the purpose of relocating the entrance to the structure. The existing 20 sq. ft. walkway will be removed. Although the entire structure will be renovated, all other components of the structure will remain within the original footprint. A 22% increase in living space is proposed. The applicant is also requesting a variance to build a 165 sq. ft. lean-to within 50 ft. of the shoreline. He as submitted a storm-water plan.

Cathy Clark has been in contact with the APA and updated the group concerning the proposal.
For the purpose of shoreline setbacks, the APA measures the nearest component of a structure, in this case it would be the overhang. To determine the square footage of the structure they would measured the outside foot print of a structure. The footprint of the lean-to measures 96 sq. ft. Because it measures less than 100 sq. ft. it will not require a variance to be placed 28 ft. from the lake.
The overhang of the lean-to has been reduced to 149 sq. ft.
The group discussed the project with the applicant’s representative, William Reynolds.
The existing entry to the home needs relocating because of its proximity to the highway, a safety concern.
The sloping lot requires a raised walkway.
Mr. Reynolds confirmed the width of the walkway will be 4 ft.
Glenn McKee moved and George Ianson seconded a motion to deem the application complete and place it on the agenda for the next meeting.

The applicant would like to construct a 26 ft. by 32 ft. two-car garage with a storage area above. Because of the contour of the land, the only accessible placement would locate the garage within 7 feet of the front property line and 12 feet from the rear line.
Zoning issues: 160-23 front and rear setbacks in TR-1
Mr. Sperling reviewed his request with the Board.
The property has a very steep slope away from the road.
The septic system and well location influence building placement.
The garage will measure the same distance from the road as his home.
Glenn McKee moved and George Ianson seconded a motion to deem the application complete and place it on the agenda for the next meeting.

Members will visit the site at their convenience.
Based on information presented at a recent meeting, Ms. Clark noted that in the future she will consult the Town Attorney if she requires help with a zoning interpretation. Grieving property owners have a right to appeal her interpretations before the ZBA.
