Call to order
Acting Chairman Martin Fitzgerald called the Public Hearing to order at 7:02 pm.
The applicant is requesting a variance for more than a 25% increase of square footage to a legal, pre-existing, non-conforming house located 45.5 ft. from the shoreline.
Cathy Clark read the Notice of Public Hearing published in the Post Star on 5/18/2007.
No letters concerning the proposal were received.
No one spoke for or against the proposal.
A motion to close the Public Hearing at 7:04 pm was heard from George Ianson, and seconded by Lindsay Mydlarz.
Vote: Carried, 6-0.
The regular monthly meeting of the Zoning Board of Appeals began immediately at 7:04 pm.
After introductions, the following corrections were made to the minutes of 4/26/2007:

A motion to approve was offered by Glenn McKee and seconded by Lindsay Mydlarz.
Vote: Carried, 6-0
Martin Fitzgerald reviewed the request for a variance for more than 25% increase of square footage to a legal, pre-existing, non-conforming house located 45.5 feet from the lake. Mr. Glading would like to enlarge the second story by 600 ft. without changing the footprint of the structure. Septic is in compliance.

The Warren County Planning Board has determined “No County Impact”.
At its 5/3/2007 meeting, the Town of Hague Planning Board voted to recommend variance approval by a 7-0 vote.
Cathy Clark reviewed the storm water plan submitted by Mr. Glading with Board members.
George Ianson moved to approve the variance request. Glenn McKee seconded.
There will be no undesirable change produced in the character of the neighborhood nor will there be any detriment to nearby properties. The neighborhood is essentially staying the same.
The benefit cannot be achieved by other methods feasible to the applicant other than an area variance. Other methods would have greater impact.
The request is not substantial. It does increase by more than 25% but is not a major impact.
The proposed variance will not have an adverse effect or impact on the physical or environmental conditions in the neighborhood or district - essentially unchanged.
The alleged difficulty is self-created.

Cathy Clark asked the Board for guidance on a discontinuance/ replacement issue. No specific information was provided.
