Continuation of 12.02.04 meeting

              Rolly Allen, John Brown, Cathy Clark, Tim Costello, Peter Foster, Pam Peterson and Bill Pittman, Zoning Board

After visiting the Wilen and Wilson properties, the regular monthly meeting of the Hague Planning Board was reconvened at 9:40 am by D. Swanson.

 

Wilen, (43.13-1-4) Lakeshore Dr. TR-1

 R. Allen made the following motion:

Although concerned about any lot smaller than specified in the Zoning Ordinance, after a Site Review of the property and considering Attorney Viscardi’s opinion that the proposed deviation from required lot size is deminimus, the Planning Board recommends approval of the requested variance of the Wilen property subject to the following conditions:

1) the two lots be essentially equal in area and so drawn that they will meet all dimensional requirements of the Zoning Ordinance

            2) only one principal building be allowed on each lot.

 

T. Costello seconded.

Vote:   Approved, 6-1

            Ayes: Allen, Brown, Clark, Costello, Foster, Swanson

            Nays: Peterson

 

Wilson, (93.12.10), Lakeshore Dr. TR-1

T. Costello moved:

We recommend approval to the Zoning Board of Appeals of the Wilson variance with the following conditions:

1) new construction does not increase the degree of non-conformity with respect to the setbacks

            2) the height shall not exceed 25 feet.

P. Foster seconded.

Vote:   Approved 7-0

 

Motion: by C. Clark to adjourn at 10:35 am.
